What is the difference between a Planning Set and a Build Set?

Planning Sets are for early-stage planning—evaluating site placement, gathering preliminary contractor pricing, speaking with your building department, and budgeting your project.

Build Sets are complete, construction-ready drawing packages for permitting and building.

The full cost of your Planning Set is credited toward a Build Set upgrade.

Are material lists included?

Yes. Every kabn Build Set includes a material takeoff list to support cost estimating and material ordering.

What is included in a Build Set?

Each Build Set includes dimensioned floor plans, exterior elevations, roof plans, building sections, electrical and plumbing layouts, standard foundation drawings and details, high-performance options, and a material list.

What type of foundation is included?

A deep-footed slab foundation is standard with every kabn plan and can accommodate sloped sites similarly to a crawl-space foundation.

Because soil conditions, slopes, frost depths, and building codes vary by location, site-specific foundation engineering is not included. The foundation design must be reviewed and, where required, stamped by a licensed local engineer.

Foundation adjustments may be requested through our modification process. 

Are kabn plans stamped for my location?

No. kabn plans are not site-specific, locally stamped engineering documents. Your building department may require review and stamping by a licensed local engineer or architect.

Can I build a kabn plan anywhere?

kabn plans are designed to general International Residential Code (IRC) standards, but local codes, climate conditions, and permitting requirements vary. Confirm requirements with your local building department before building.

What is not included in a Build Set?

Build Sets do not include site-specific foundation engineering, local engineering or engineering stamps, or truss-fabricator fees. As is typical with most building projects, these services must be arranged locally when required.

Does kabn offer in-house modifications?

Yes. kabn offers plan modifications, quoted according to the scope and complexity of your requested changes.

Can the roof pitch be modified?

Yes. kabn plans are designed with prefabricated roof trusses, and roof pitch changes can often be accommodated by a local truss fabricator. kabn can also modify the plans directly for an additional fee upon request,

How do I request a modification?

Contact kabn with the plan name and a description of your requested changes. We’ll review the request and provide pricing before work begins.

How long do modifications take?

Timing varies by the scope and complexity of the requested changes. We’ll provide an estimated timeline with your quote. Most plans can be updated within two weeks. 

Are engineering and truss-fabricator fees included?

No. These fees are separate from kabn’s plan and modification fees and must be arranged within the state or local jurisdiction where the home will be built.

How are plans delivered?

Plans and material lists are delivered as digital downloads after purchase. Note: if a download "fails" please contact us right away. This sometimes occurs when a plan is being updated for code changes.

Are material lists and construction costs guaranteed?

Material lists are provided to support cost estimating and ordering. Confirm final quantities, pricing, and availability with your builder and local suppliers.

What is your return policy?

Because plan sets and material lists are delivered as instant digital downloads, all sales are final once files have been delivered.
