What is the difference between a Planning Set and a Build Set?
Planning Sets are designed for early-stage planning, allowing you to evaluate site placement, gather initial contractor bids, talk to your building department, and budget your build. Build Sets are full, construction-ready drawings needed for permitting and building. The full cost of your Planning Set is credited directly toward your Build Set upgrade whenever you're ready!
Are material lists included with the plans?
Yes. Every kabn Build Set includes a take-off material list to help you and your builder streamline material ordering and project cost estimation.
What is included in a full Build Set?
Each Build Set includes dimensioned floor plans, exterior elevations, roof plans, building cross-sections, electrical and plumbing layouts, standard foundation drawings, details, high-performance options, and the complete material list.
What foundation type is included with kabn plans?
Deep-footed slabs are standard for all kabn plans. However, because soil conditions, slopes, frost lines, and local building codes vary by location, site-specific foundation engineering is not included and must be reviewed or stamped by a licensed local engineer. Standard foundation adjustments can also be requested through our modification process.
Does kabn offer in-house modifications?
Yes. Modifications are quoted based on their specific scope and complexity.
Can the pitch on a kabn plan be modified?
Yes. Every kabn plan is designed using prefabricated roof trusses, which can typically be modified by submitting the plan set to a local truss fabricator. Alternatively, plans can be adjusted directly by kabn for a fee.
How do I request a modification?
Contact kabn with the plan name and a description of your requested changes. We’ll review your request and provide pricing before beginning any work.
Are engineering and truss-fabricator fees included?
No. Engineering is separate and not included in kabn’s modification or plan fees. These must be arranged within the state or local jurisdiction of construction.
Do kabn plans comply with local building codes?
kabn plans are designed to general International Residential Code (IRC) standards. However, because local climate factors (such as snow load, wind exposure, and seismic activity) vary by region, your local building department may require a local engineer or architect to review and stamp the plans.
What is your return policy?
Because architectural plan sets and material lists are delivered as instant digital downloads, all sales are final once the files have been delivered.
